At the Avocat Group, we are dedicated to helping you, the Tenant.
What exactly is a tenant representative?
A Tenant Representative is a commercial real estate professional dedicated to providing tenants with all of the real estate knowledge necessary to make the most informed decision. By contrast, the landlord typically has a team of 5 professionals working in conjunction to increase your rent: attorney, property manager, broker, asset manager, architect, and accountant. We level the playing field by acting as your real estate department and save you both time and money.
How do you stand apart from other real estate brokers?
The Avocat Group only represents you, the TENANT. Unlike most brokerage houses that assist both the landlords and tenants alike, we never have a conflict of interest. Our unique approach provides our clients with the utmost professionalism, availability, and responsiveness that a typical brokerage house cannot afford. Also, our fee is typically the same no matter what building you decide to lease or purchase. With that, we never have a reason to push you in a direction that would not be the most beneficial to you. We present all of the pertinent facts, good or bad, and then you make the most informed decision based upon your needs.
Where do I begin?
The first step is just to call us. Next, we’ll take time to introduce ourselves at a location of your choice and to discuss how we can help. An initial consultation is free of charge, informative, and noncommittal. Most importantly, you will know just how intent we are to provide you with the premier real estate services in the valley.
If your services are free to tenants, how do you get paid?
All listing or management agreements include a commission. As a procuring broker, we receive a part of that commission that remains constant with or without an agent thus making the Avocat Group’s services entirely free to you!
Why should I hire Avocat vs another real estate company?
First and foremost we specialize in unbiased representation of tenants and buyers, when most of other companies represent both landlords/building owners and potential tenants. It that case they create a Dual Agency (representing both the landlord and the tenant), when they position themselves between two clients’ viewpoints, which makes it impossible to provide aggressive representation to either party. With the Avocat Group you will get an advocate representing you in negotiations against Landlords and the brokers who work for them.
