Their business had changed and the new owners of the building wanted to charge the company above-market rates based on its 40-year history in the building.
Avocat helped our client select a workplace designer who completely redefined the company’s requirements to create a more open and collaborative space. This gave the existing space a disadvantage in that renovation of the legacy space would be disruptive. This also gave them negotiating leverage with the existing landlord and freed them to also consider other options.
Ultimately, Avocat moved our client across the street into a newer, nicer space with better views and a lower rate than what was offered on a renewal. The landlord provided a turn-key buildout to our client’s ideal specifications and covered moving costs with free rent.
