This gave the existing space a disadvantage in that renovation of the legacy space would be disruptive. This also gave them negotiating leverage with the existing landlord and freed them to also consider other options.
Result:
Ultimately, Avocat moved our client across the street into a newer, nicer space with better views and a lower rate than what was offered on a renewal. The landlord provided a turn-key buildout to our client’s ideal specifications and covered moving costs with free rent.
