Issue:
Client was responsible for all maintenance within their space. During the lease, they experienced significant maintenance issues including a ceiling collapse that forced some of their staff to work from home for several months while repairs were done.
Solution:
Avocat analyzed alternate options and ultimately leveraged these to convince the Landlord that before PR Firm would agree to a renewal, they needed to be reimbursed for the repairs and compensated for the partial loss of use.
Result:
The Landlord agreed to a rent reduction, multiple maintenance items to become a Landlord responsibility, and an extra 6 months of free rent to compensate for past inconveniences.
